A mobile home rests on piers: stacks of concrete block with wood caps and shims, sitting on pads under the steel frame. Over the years the ground settles, shims dry out and shrink, and blocks crack or lean. The home slowly goes out of level, and it shows up as sticking doors, new cracks and floors that slope.
We check the whole underside, re-level the home, replace worn piers, pads and shims, and add support where the floor or frame needs it. As a C-47 licensed manufactured housing contractor, this is core work for us, and it's the right first step before a kitchen or bath remodel.

How often does a mobile home need to be re-leveled?
It depends on the soil and how the home was set, but having it checked every few years is a good habit, and sooner if you notice sticking doors or new cracks. Settling is gradual, so small adjustments now prevent bigger repairs later.
Should I level my home before a kitchen or bath remodel?
Yes. New cabinets, countertops, tile and shower glass need a level, well-supported floor. We check the piers under the work area first and add support where heavy items like a new tub or island will sit.
Do you have to remove the skirting?
Usually just a section, so we can get under the home. We put it back when we're done, or replace it if it's damaged. We also do full skirting replacement.
Does leveling or pier work need a permit?
It depends on the scope of the work and where the home sits. We check with the agency that covers your park or property and pull any permit the job needs.
